The Importance of BNG Supply Options: Why Flexibility Matters
With BNG, property developers are navigating a new compliance landscape. Having the right approach can make or break a project, as we have discovered.
The importance of options in BNG supply
One of the key learnings from our projects - such as Brentwood - is that Biodiversity Net Gain (BNG) isn’t a one-size-fits-all solution.
As our founder Ian points out: “The criteria of that project changed a lot over the period of a month... timelines were uncertain, and we didn’t know when the habitats would be ready.” Unfortunately, this unpredictability is common, making it crucial for developers to have a number of BNG supply options they can rely on when circumstances shift.
Ian emphasises the need for flexibility: “It’s not always just about price, or the first thing you think of in your brief. Having options within your supply choices early on, means you have more flexibility later.” Without multiple pathways for BNG unit supply, developers might find themselves at a standstill when project details change or new compliance issues arise.
Biodiversity Units UK: clue is in the title
What sets us apart is our network of 50 different suppliers across the UK.
This extensive range means that developers aren’t limited to a single option, which can be a major disadvantage. Ian’s experience over the last 18 months reflects this: “The amount of times that I go into a meeting with 3 or 4 different options for a client, expecting them to go with a certain route but realising - in talking to them about the details - that another supplier option is better”
This adaptability has been pivotal in our navigating complex projects.
As Ian highlighted, “If you’re dealing with a BNG supplier that just says, ‘This is all we’ve got’, that’s a real problem.” Having a partner who can offer diverse solutions ensures that even when timelines are tight, as they were in our Brentwood project, there’s always a viable path forward.
Examples of success, and lessons learned:
In the Brentwood case study, the project began with an expectation of sourcing a BNG site close to the school.
As Ian reflects “One of the BNG unit supply options was only 18 miles away...great project, but the timeline for delivery was pretty uncertain.” To mitigate this, we prepared additional options, including a site at the Ifford Estate, further away, but known for being “the original credit pilot BNG supplier...probably the most clued up, easiest to deal with.”
Ultimately, it was the flexibility of having these choices that allowed the project to move forward when the local planning authority introduced new requirements.
“When the BNG condition came back from the LPA... we had to pivot our BNG strategy” Ian explains. This pivot was only possible because of the multiple options on the table, reinforcing that a narrow BNG unit supply strategy can be risky.
The benefits of a multi-option approach
The adaptability offered by a multi-supplier model ensures that developers aren’t caught off guard and can remain compliant without compromising project timelines or budgets.
Moreover, Ian observed, “It’s not just about choosing a habitat bank and sticking with it. You need someone who knows what they’re doing and won’t be surprised if what you end up going for isn’t what you’d originally intended.”
This insight highlights that the right BNG partner will not only provide options but also guide developers in making the best decision for their unique circumstances.
Conclusion
In the emerging world of BNG, having options isn’t just beneficial—it’s essential.
As our experience shows, the complexity and unpredictability of projects demand a partner who has the network and knowledge to offer a range of solutions, and pivot when needed.
Our mission is to create “BNG certainty”, ensuring developers have the clarity - and flexibility - they need to navigate BNG requirements smoothly and effectively.
“BNG is simple in its concept but complex in its delivery,” Ian summed up.
By choosing a partner with a comprehensive range of supplier options, developers gain more than just compliance—they gain confidence and adaptability in an ever-changing landscape.
